Garage Door Installation Mesa, AZ and beyond
Updated June 2026 with current pricing.
A new garage door is one of the highest-value upgrades you can make to your home, and in the Arizona heat it is also one of the most practical. Triple B Garage Doors and Gates installs new residential garage doors across the Phoenix Metro area and surrounding Arizona, from straightforward steel doors to fully insulated units built to handle the summer. Every installation is flat-rate, confirmed before we start, and includes removal of your old door. We have served Arizona since 2012.
Why Replace Your Garage Door?
It returns more at resale than any other home improvement
According to Remodeling Magazine’s 2025 Cost vs. Value Report, garage door replacement returned about 268 percent of its cost at resale, the highest return of all 28 projects studied, and it has held the top spot for eight of the past nine years. In plain terms, for roughly every $1,000 you put into a new door, you add about $2,680 to your home’s value. Few renovations come close, and most cost far more.
It is a big part of how your home looks
The garage door is often the single largest feature on the front of a house, taking up as much as a third of the street-facing facade. A faded, dented, or dated door is the first thing buyers and neighbors notice. A clean, well-matched door does more for curb appeal than almost anything else you can change from the outside.
In Arizona, insulation is not optional
This is the part most homeowners underestimate. An uninsulated garage in Maricopa County can reach 140 to 150 degrees on a summer afternoon, and that heat pushes straight into any rooms next to or above the garage, driving up your cooling costs. A non-insulated steel door is fine for a detached workshop or storage garage. For an attached garage, an insulated door pays you back in comfort and energy every single summer.
It is the door you actually use
For a lot of households, the garage is the main way in and out every day. A door that sticks, grinds, or stops working is more than an inconvenience, and an old opener is a security gap. A new door and opener that work reliably, every time, is worth more than people give it credit for.
Garage Door Installation Pricing
Every installation includes removal of your old door, full hardware installation, and our standard door and opener servicing. Every price includes parts, labor, and tax. No hidden fees and no surprises at the end.
| Door Size | Starting (non-insulated) | Most Installs Average | High-End (2″ polyurethane, 18 R-value) |
|---|---|---|---|
| Double-car (16×7) | $1,500 | $2,300 | $3,400+ |
| Single-car (8×7) | $1,000 | $1,600 | $2,000+ |
What Determines Your Price
The biggest variable is insulation level. A non-insulated steel door is the most affordable option and a reasonable pick for a detached or unconditioned space. Stepping up to an insulated steel door with a 2-inch polyurethane core and an 18 R-value costs more up front but makes a real difference in an attached Arizona garage. Door size, material, and any decorative options also factor in, and your exact price is confirmed before any work begins.
Optional Lifetime Spring Upgrade
At the time of installation, you can upgrade to our lifetime 80,000-cycle springs, which last far longer than standard springs and carry a lifetime parts warranty. The upgrade is $325 on a standard double door or $425 on a steelback door, added at install.
The Door We Install: Midland
Triple B installs Midland Garage Doors, manufactured in Fargo, North Dakota. We chose Midland specifically for the quality of their product and manufacturing. A garage door is something you live with for fifteen or twenty years, so the build quality of the door itself matters as much as the installation.
New Garage Door Openers
If you are replacing your door, it is often the right time to replace an aging opener too. Every opener we install includes two remotes, full wiring and programming, door and opener servicing, and a 30-point safety inspection, with parts, labor, and tax included. Our LiftMaster models also include keypad entry. We install LiftMaster and Chamberlain, two of the most reliable opener manufacturers on the market.
| Opener | Drive | 7-Foot Door | 8-Foot Door |
|---|---|---|---|
| LiftMaster 6580L (our default) | 1 HP belt drive | $850 | $915 |
| LiftMaster 6690L | 1-1/4 HP belt drive | $970 | $1,035 |
| Chamberlain B2310 | 3/4 HP belt drive | $700 | $790 |
The LiftMaster 6580L is our standard install, a quiet 1 HP belt-drive motor that is ideal for attached garages where noise carries into the house. For heavy or oversized doors and high-use households, the 6690L steps up to a 1-1/4 HP belt-drive motor, our top-tier ceiling-mounted opener. The belt-drive Chamberlain B2310 is a dependable, budget-friendly choice.
Wall-Mount Option: LiftMaster 98022
The LiftMaster 98022 Elite Series is our premium wall-mount opener, the upgraded replacement for the older 8500 model. Instead of mounting on the ceiling, it mounts beside the door on the torsion shaft. That makes it the right choice for high-lift door setups, for homeowners who want to fit a car lift in the garage, or for anyone who wants to gain overhead clearance and stop having a motor hanging in the middle of the garage. It runs an ultra-quiet DC motor and lifts doors up to 850 pounds, and it comes standard with built-in Wi-Fi and myQ smartphone control, integrated battery backup so the door still works in a power outage, a remote LED light, and an automatic lock that deadbolts the door every time it closes. The 98022 is not the right fit for low-headroom garages. Installed price is $1,270.
Repair or Replace?
Not every problem means a new door. A broken spring, a frayed cable, worn rollers, or a failing opener can usually be repaired for a fraction of the cost of replacement, and we are glad to do that. Replacement makes more sense when the door itself is the problem: cracked or dented panels, significant rust, a door that is poorly insulated for the Arizona heat, or one that has simply reached the end of its life. If you are not sure which camp you are in, we will tell you honestly during the estimate. We would rather earn a repair customer for life than sell someone a door they did not need.
How the Process Works
It starts with a free on-site estimate. We come out, measure your opening, and walk you through the right material, insulation level, and style for your home and budget, with no pressure and no pushing you toward the most expensive option. Once you decide, we schedule the installation, remove and haul away your old door, install the new one and all hardware, and service everything before we leave so it operates smoothly from day one. If you ever need maintenance or a repair down the road, we are a phone call away.
Why Choose Triple B
We keep it simple: honest, flat-rate pricing that is confirmed before we start, no hidden fees, and no high-pressure upsell. We are a licensed, bonded, and insured Arizona contractor (ROC #284792) and have served the Phoenix Metro area since 2012. Our installs are backed by warranty, and if something needs attention afterward, we handle it promptly. Our goal is for you to be glad you called.
Triple B does more than garage doors. We also design and build custom gates and provide gate automation and access control throughout the Valley.
Frequently Asked Questions
How much does garage door installation cost in Mesa?
A standard double-car (16×7) door starts at $1,500 for non-insulated steel, with most installs averaging around $2,300 and high-end insulated doors running $3,400 and up. Single-car doors start at $1,000. Every price includes removal of the old door, full installation, parts, labor, and tax.
What is included in the price?
Every installation includes removal and haul-away of your old door, full hardware installation, our standard door and opener servicing, and a safety inspection. Parts, labor, and tax are all included. There are no hidden fees.
Do I really need an insulated door in Arizona?
For an attached garage, it is well worth it. An uninsulated garage can hit 140 to 150 degrees in the summer and push that heat into adjacent rooms, raising your cooling costs. For a detached workshop or storage garage, a non-insulated door is a reasonable, more affordable choice.
What brand of garage doors do you install?
We install Midland Garage Doors, manufactured in Fargo, North Dakota, and we chose Midland for the quality of their product and manufacturing. We are also Authorized Clopay dealers, and we can source every major brand, including Amarr, Martin, Wayne Dalton, 1st United and more.
Do you install the opener too?
Yes. We install LiftMaster and Chamberlain openers, including two remotes, full wiring and programming, servicing, and a 30-point safety inspection. Ceiling-mounted opener pricing runs from $700 to $1,035 depending on the model and door height. We also install the LiftMaster 98022 wall-mount opener for $1,270 installed.
Do you offer a quiet or wall-mount opener?
Yes. Our default LiftMaster 6580L is a quiet belt-drive opener that works well for attached garages. For high-lift doors, garages that need room for a car lift, or anyone who wants to gain overhead clearance and remove the center-mounted motor, we install the LiftMaster 98022 wall-mount opener at $1,270 installed. It runs an ultra-quiet DC motor and includes Wi-Fi, battery backup, and an automatic door lock. It is not suited to low-headroom garages.
